Family office and a longtime operator of 113-property portfolio of Wendy's restaurants located across the Midwest.

Strategy:

Client engaged Century Partners to assist them in transitioning from the operations business to the real estate business, and transition their portfolio from exclusively NNN Wendy's properties to a diversified portfolio of single-tenant net leased assets. Additionally, Century Partners provided competitive portfolio refinancing for a total of 10 properties (including additional non-Wendy's properties).

Outcome:

  • Disposed of a total of 17 Wendy’s properties.
  • Seven (7) properties transacted above $2.5M ($3.42M was highest on record for client).
  • The average cap rate across all transactions was 5.15%.
  • Seller used proceeds to exchange into primarily single-tenant net lease properties.
