Century Partners: 2025 Will Be the Year of the Sale-Leaseback

Firm positions itself as capital provider for tenants of the net lease investment space

With construction and debt costs remaining inflated, 2025 is shaping up to be the year of the sale-leaseback as operators continue to seek the lowest cost of capital to fund their growth. Many new development projects are now being funded through sale-leasebacks or reverse sale-leasebacks.

In late 2023, Matt Kramer and Joshua Berger established Century Partners Real Estate Inc. to serve as a real estate services provider for the net-leased commercial real estate space. The company maintains a long-term focus on middle-market tenants operating service-oriented, single-tenant properties such as gas stations and convenience stores, restaurants, auto service centers, hardware stores, coffee kiosks, car washes and similar properties.

“The genesis of our core business occurred when lending markets started to freeze up in 2022,” said Matt Kramer, Managing Partner. “We were heavily involved in build-to-suit transactions and instantly saw a shift away from build-to-suit. We identified that there was now a fundamental need in the operator space to help tenants grow through other means.”

“Tenants suddenly had challenges sourcing debt that supported healthy rents but still needed to fulfill expansion agreements and open stores,” Kramer said. “We realized we could leverage our connections and experience to help them find alternatives to traditional debt. Our clients have seen a lot of success with the optionality we provide through sale-leasebacks and capital takeout partners.”

The firm completed its first full year of business in 2024. Over the more than 30 years of combined experience among its partners, Century Partners has completed more than a quarter-billion dollars in sale-leaseback transaction volume alone.

“What’s next for the company? We want to build on the core principles of the firm while expanding our network and service offerings.
